Every property and timeline is different. A needs analysis is the fastest way to get an answer specific to yours.
By reinstating the loan. Synergy pays your lender the approved delinquent amount—missed payments, late fees, and foreclosure costs—before the auction deadline. Once the loan is current, the scheduled sale is called off. This is subject to qualification, lender confirmation, and enough time to move funds.
Synergy funds the agreed repair scope after you vacate. The cost is reimbursed at closing out of the sale proceeds, not out of your pocket. Nothing outside the written scope is done without agreement.
Any agreed upfront equity is paid during the transition stage, before you move. The remaining equity is paid at the sale closing, after mortgage payoff, reimbursable costs, and the agreed Synergy share are deducted.
Silver includes 30 days after closing, Gold up to 60 days, and Diamond up to 90 days. More time is possible on Diamond with special approval. Your move-out date is set in writing before you sign.
Yes. You get one point of contact from the first call. They talk with your bank, explain each document, help coordinate your move, and stay with you through closing. Our mobile closing coordinator can even come to you for signing.
No. The home is prepared and marketed to pursue the strongest practical retail price, but the market sets the final number. Estimates shown in the calculator are educational, not a promise of proceeds.

Sometimes all a homeowner needs is a little time. Buyback stops the foreclosure and holds your home for an agreed period so you can get back on your feet and buy it back with your own new mortgage. We offer it because we would rather help you keep your home than watch it go to auction.
Important: You are responsible for getting the new mortgage or financing to buy the home back. Synergy does not provide, arrange, or guarantee that financing. If the home is not bought back by the agreed date, it moves into our Reinstate & Retail program and Synergy’s equity share becomes the buyback spread plus 20% of the remaining equity.

The key distinction
To buy the home back, you will need your own new mortgage or other financing. Synergy does not lend, arrange, or guarantee it. What we do is stop the foreclosure, hold the home for you, and give you a clear price and deadline to work toward.
This is not a loan modification or a refinance. You transfer title to Synergy now and receive a written option to buy it back later.
How it works
The option works when both the monthly payments and your path to a new mortgage are realistic within the agreed timeframe.
The buyback price, option period, payments, responsibilities, and what happens if the buyback isn’t completed are all documented before closing.
The homeowner transfers title to Synergy. Synergy reinstates the mortgage delinquency but does not pay off the mortgage.
You stay in the home, keep making the required mortgage payments, and work with a lender to qualify for your new mortgage.
Using your own new mortgage or financing, you purchase the home back from Synergy at the agreed price within the agreed period.

We want to work with you so you can buy the home back, and that takes trust on both sides. These are the expectations we have of every Buyback client.
Answer our calls and texts promptly, stay courteous, and keep us updated on your job, your lender, and anything that could affect the plan.
Keep making the full monthly mortgage payment every month while you live in the home.
Be willing to get on the phone with your mortgage company together with Synergy whenever needed to confirm payments, balances, and status.
Talk with a lender early, share updates on your approval, and work toward buying the home back well before the deadline.
Keep the property in good condition and follow the occupancy, insurance, and notice terms in your agreement.
If you lose work, miss a payment, or the plan stops being realistic, tell us right away so we can talk through your options together.
Critical obligation
The existing mortgage is reinstated, not paid off, so you keep making the monthly payments while you live in the home. And to buy it back, you need to qualify for your own new mortgage in time. Missing payments or the buyback deadline ends the option and moves the home into Reinstate & Retail.

If you do not buy the home back within the agreed timeframe, it automatically transfers into our Reinstate & Retail program. Synergy coordinates your move-out, agreed repairs, and a retail sale.

Buyback questions
It depends on the property, the title, the size of the delinquency, the timeline before the sale, and your realistic path to a new mortgage. The best fit is someone expecting new work within about 2–3 months, or with a preexisting job, whose income will qualify them, or someone with a family member willing to co-sign. It is not a fit for a fixed income that will not qualify or credit that needs more than 12 months of repair. We will tell you plainly either way.
No. You are responsible for getting your own new mortgage or other financing to repurchase the home. Synergy does not lend, arrange, or guarantee that financing. We stop the foreclosure and give you the time, a set price, and a deadline to work toward.
Often, yes. A co-signer on your new mortgage can be a strong path to buying the home back. Whether it works is up to the lender, so talk with one early in the option period.
Frequent and polite communication, on-time monthly mortgage payments while you are in the home, willingness to call your mortgage company together with us when needed, steady progress toward your new mortgage, care for the property, and honesty if anything changes.
Synergy holds title during the option period. You remain in the home under the written agreement and hold a documented option to repurchase at the agreed price within the agreed timeframe.
You do. Synergy reinstates the delinquency to stop the sale, but the existing mortgage stays in place and the required monthly payments remain the homeowner’s responsibility throughout the option period.
The home automatically transfers into our Reinstate & Retail program: move-out on an agreed date, agreed repairs, and a retail sale. In that case, Synergy’s equity share is the buyback spread (the difference between your buyback price and what was owed when we stepped in) plus 20% of the equity remaining after the sale. You receive the rest.

Who we are
We buy and reinstate homes in foreclosure and pre-foreclosure across metro Atlanta, renovate them with our own contractors, and sell them on the open market. That is our business, and it is why we can pay a lender the delinquent amount quickly when the timeline is tight.
We are investors, not a charity, and we would rather say it out loud. We are paid one way: an agreed share of the equity when the home sells. That figure is in the calculator, in your agreement, and settled at closing. If a Synergy option is not the best route for you, we will say so and point you toward who can help.
